Tax
How tax on the State Pension is collected, when selling a home can bring a Capital Gains Tax bill, and what probate involves and costs in England and Wales.
The State Pension is taxable but paid without tax deducted. HMRC usually collects any tax through another pension or job, and uses a Simple Assessment letter when the State Pension is the only income.
Most people pay no tax on the profit from selling their main home. Letting, a second home, long absences or large grounds can change that, and any tax due must be reported and paid within 60 days.
Since 13 July 2026 the probate application fee in England and Wales has been £526 for estates over £5,000. Copies cost £2 each with the application, and the Inheritance Tax step always comes first.
